How to choose
There’s no single “best” heloc lender — the best lender is the one whose guidelines and pricing fit your exact scenario. That’s why borrowers increasingly use an independent broker: instead of applying at five banks, one application at CDL Mortgage is priced across our entire wholesale lender panel.
Here’s what to look for when comparing heloc lenders — and how we stack up on each point.
Wholesale pricing from multiple lenders — a broker compares many investors on every heloc; a bank can only offer its own products.
A licensed loan officer, not a call center — one point of contact from pre-approval through closing.
Program depth — the best lender for your scenario may not be the best for your neighbor’s. Guideline flexibility matters.
Transparent fees — you should see exactly what you’re paying and what you’re getting for it, in writing.
Speed and communication — on-time closings win purchase contracts. Ask how often you’ll get status updates.
Local licensing — work with a lender licensed in your state who knows your county’s loan limits and closing customs.
Questions
A HELOC is a second loan that leaves your first mortgage untouched and gives you a revolving line of credit you can draw from as needed. A cash-out refinance replaces your entire mortgage. If you have a low first-mortgage rate you want to keep, a HELOC is often the better choice.
Most lenders let you borrow up to 80–85% of your home’s value minus what you still owe on your first mortgage. We’ll estimate your available credit line based on your current balance and home value.
A HELOC typically has a draw period (often 10 years) when you can borrow and make interest-only payments, followed by a repayment period when you pay back principal and interest. We’ll walk you through the full payment schedule before you commit.
Common uses include home renovations, consolidating higher-interest debt, funding education, or covering large one-time expenses. Because the credit line is secured by your home, rates are usually far lower than credit cards or personal loans.
Interest may be tax deductible when the funds are used to buy, build, or substantially improve the home securing the loan. Tax rules change, so confirm your specific situation with a tax professional — we’ll provide the documentation you need.
