How It Works

How a HELOC and home equity loan work

A home equity line of credit sits behind your first mortgage and lets you draw against your equity like a credit card secured by your home. A fixed second mortgage gives you the same equity access as a one-time lump sum.

1. Establish your equity

Your line is based on the home value minus your first mortgage balance, up to the combined loan-to-value the lender allows.

2. Approval and appraisal

Many HELOCs use an automated valuation instead of a full appraisal, which keeps costs low and timelines short.

3. Draw period

Typically ten years of drawing what you need, with interest-only payments on the balance you actually use.

4. Repayment period

After the draw period ends the balance amortizes with principal and interest over the remaining term.

5. Variable rate mechanics

Most HELOCs adjust with the prime rate. We show you the payment at today’s rate and at a stressed rate.

6. Keep your first mortgage

Nothing about your existing first mortgage changes — that is the entire point when your current rate is low.

Your Options

HELOC vs. fixed second vs. cash-out

There are three ways to reach your equity, and they behave very differently over time.

HELOC
Revolving access, variable rate, interest only on what you draw, low upfront cost.
Fixed second mortgage
One lump sum, fixed rate and fixed payment, predictable payoff date.
Cash-out refinance
Replaces the first mortgage entirely. Best when current rates are at or below your existing rate.
Standby reserve
Open a line you may never draw, purely as an emergency buffer.
Renovation funding
Draw in stages as a project progresses instead of borrowing everything on day one.
Bridge to a purchase
Use equity for a down payment now and repay when your current home sells.

Honest Advice

When to tap equity with a second — and when not to

Equity is real money with real risk attached. Here is how we frame the decision.

Good fit: protecting a low first rate

If your first mortgage is in the 2s or 3s, a second lets you access cash without losing it.

Good fit: staged spending

Renovations and tuition happen over time. You only pay interest on what you have drawn.

Good fit: emergency reserve

An unused line costs little and gives you options in a downturn.

Poor fit: variable-rate sensitivity

If a rate increase would break your budget, a fixed second is the safer structure.

Poor fit: consumption spending

Financing vacations or vehicles against your home converts short-term wants into long-term risk.

Poor fit: already stretched

A second payment on top of a tight budget raises real foreclosure risk. We will recommend against it.

Questions

HELOC & Home Equity FAQs

What is the difference between a HELOC and a cash-out refinance?

A HELOC is a second loan that leaves your first mortgage untouched and gives you a revolving line of credit you can draw from as needed. A cash-out refinance replaces your entire mortgage. If you have a low first-mortgage rate you want to keep, a HELOC is often the better choice.

How much can I borrow with a HELOC?

Most lenders let you borrow up to 80–85% of your home’s value minus what you still owe on your first mortgage. We’ll estimate your available credit line based on your current balance and home value.

How does the draw period work?

A HELOC typically has a draw period (often 10 years) when you can borrow and make interest-only payments, followed by a repayment period when you pay back principal and interest. We’ll walk you through the full payment schedule before you commit.

What can I use a HELOC for?

Common uses include home renovations, consolidating higher-interest debt, funding education, or covering large one-time expenses. Because the credit line is secured by your home, rates are usually far lower than credit cards or personal loans.

Is HELOC interest tax deductible?

Interest may be tax deductible when the funds are used to buy, build, or substantially improve the home securing the loan. Tax rules change, so confirm your specific situation with a tax professional — we’ll provide the documentation you need.
