How It Works

How a VA loan actually works

A VA loan is guaranteed by the Department of Veterans Affairs for eligible veterans, active-duty service members, National Guard, Reserves and surviving spouses. It is the strongest loan program in the country for those who earned it.

1. Certificate of Eligibility

We pull your COE electronically in most cases — usually within minutes, with no cost to you.

2. Zero down payment

Full financing up to your entitlement with no down payment required and no monthly mortgage insurance, ever.

3. Funding fee

A one-time fee that can be financed, reduced with a down payment, and waived entirely for veterans with a service-connected disability rating.

4. VA appraisal

A VA-assigned appraiser confirms value and minimum property requirements to protect you as the buyer.

5. Underwriting & residual income

VA uses a residual income test alongside debt ratios, which often approves veterans other programs decline.

6. Reuse your benefit

Entitlement is restored when you sell and pay off the loan, and in some cases you can hold two VA loans at once.

Your Options

Ways to use your VA benefit

Most veterans only know about the zero-down purchase. Your benefit does considerably more.

VA purchase
Zero down, no mortgage insurance, competitive fixed rates on a primary residence.
VA IRRRL streamline
Refinance an existing VA loan to a lower rate with minimal documentation and no appraisal in most cases.
VA cash-out refinance
Access equity up to 100% of value in eligible cases — the highest allowed anywhere.
Refinance a non-VA loan
Move a conventional or FHA loan into VA financing and eliminate mortgage insurance.
Multi-unit purchase
Buy a 2–4 unit property, live in one unit, and use rental income to help qualify.
Second-tier entitlement
Under the right circumstances you can keep an existing VA loan and use remaining entitlement to buy again.

Honest Advice

Getting the most out of your VA benefit

The VA loan is almost always the best option for an eligible borrower. These are the details that decide how well it works.

Good fit: any eligible veteran

No down payment and no monthly mortgage insurance is a combination no other loan offers.

Good fit: disability rating

A service-connected disability rating waives the funding fee entirely — thousands in savings.

Good fit: house hacking

Zero down on a 2–4 unit with rental income counted toward qualifying is the fastest wealth-building move available.

Watch: putting money down anyway

A down payment reduces the funding fee. We run both scenarios so the math is visible, not assumed.

Watch: investment property

VA financing requires you to occupy the home. Investment purchases need a different program.

Watch: seller perception

Some agents wrongly treat VA offers as weak. We write lender letters that shut that argument down.

Questions

VA Loans FAQs

Do VA loans really require no down payment?

Yes. Eligible veterans and service members can finance up to 100% of the home’s value with $0 down, making the VA loan one of the most powerful benefits available. There is no monthly private mortgage insurance either.

Who is eligible for a VA loan?

Veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses may qualify. You’ll need a Certificate of Eligibility (COE), which we can help you obtain during pre-approval.

What is the VA funding fee?

The VA funding fee is a one-time charge that helps sustain the program. It varies based on your down payment and whether it’s your first VA loan. Veterans receiving VA disability compensation are typically exempt from the funding fee entirely.

What is a VA IRRRL?

The Interest Rate Reduction Refinance Loan (IRRRL), or VA Streamline, lets existing VA borrowers refinance to a lower rate with minimal paperwork, no appraisal in most cases, and no new Certificate of Eligibility. It’s one of the fastest refinances available.

Can I use my VA loan more than once?

Yes. VA loan benefits can be reused throughout your life, and you may even have more than one VA loan at a time in certain situations. We’ll calculate your remaining entitlement so you know exactly what you qualify for.
