Qualification guide

VA Loan Requirements

Wondering whether you qualify for a va loan? Below is what lenders actually look at — and remember that guidelines are a starting point, not a wall. As a broker, CDL Mortgage works with lenders whose overlays differ, so a “no” from one bank is often a “yes” somewhere else.

VA home loans for veterans, active-duty service members, and eligible spouses in California, Texas, Georgia, Tennessee, Oklahoma, and Idaho. $0 down, no PMI, and competitive rates — CDL Mortgage proudly serves those who served.

What lenders look at for a va loan

  • Credit score — each program has a minimum score, and stronger credit improves both approval odds and pricing.

  • Income & employment — lenders verify stable, documentable income; self-employed borrowers have flexible-doc options.

  • Down payment / equity — requirements vary by program, from 0% down (VA, USDA) up to 20–25% for investor loans.

  • Debt-to-income ratio — your total monthly debts vs. gross income; most programs want this under roughly 43–50%.

  • Property standards — the home must meet the va loan program’s appraisal and condition guidelines.

  • Reserves — some programs want a few months of payments in savings after closing, especially for larger loans.

Questions

VA Loans FAQs

Do VA loans really require no down payment?

Yes. Eligible veterans and service members can finance up to 100% of the home’s value with $0 down, making the VA loan one of the most powerful benefits available. There is no monthly private mortgage insurance either.

Who is eligible for a VA loan?

Veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses may qualify. You’ll need a Certificate of Eligibility (COE), which we can help you obtain during pre-approval.

What is the VA funding fee?

The VA funding fee is a one-time charge that helps sustain the program. It varies based on your down payment and whether it’s your first VA loan. Veterans receiving VA disability compensation are typically exempt from the funding fee entirely.

What is a VA IRRRL?

The Interest Rate Reduction Refinance Loan (IRRRL), or VA Streamline, lets existing VA borrowers refinance to a lower rate with minimal paperwork, no appraisal in most cases, and no new Certificate of Eligibility. It’s one of the fastest refinances available.

Can I use my VA loan more than once?

Yes. VA loan benefits can be reused throughout your life, and you may even have more than one VA loan at a time in certain situations. We’ll calculate your remaining entitlement so you know exactly what you qualify for.
