What does a mortgage payment include?

How much house can I afford?

Most lenders want your total monthly debts, including the new mortgage, at or under about 43–50% of your gross monthly income. Run a few payment scenarios here, then let us pre-approve you for an exact number.

How does the down payment change my payment?

A larger down payment lowers your loan amount and your interest cost, and at 20% down on a conventional loan it removes mortgage insurance entirely — often a few hundred dollars a month.

Should I choose a 15-year or 30-year term?
