Non-QM Loan Requirements

Wondering whether you qualify for a non-qm loan? Below is what lenders actually look at — and remember that guidelines are a starting point, not a wall. As a broker, CDL Mortgage works with lenders whose overlays differ, so a “no” from one bank is often a “yes” somewhere else.

Non-QM mortgage solutions in California, Texas, Georgia, Tennessee, Oklahoma, and Idaho for borrowers who don’t fit conventional guidelines — asset depletion, 1099 income, interest-only, and recent credit event programs. CDL Mortgage shops multiple Non-QM investors for your best terms.

What lenders look at for a non-qm loan

  • Credit score — each program has a minimum score, and stronger credit improves both approval odds and pricing.

  • Income & employment — lenders verify stable, documentable income; self-employed borrowers have flexible-doc options.

  • Down payment / equity — requirements vary by program, from 0% down (VA, USDA) up to 20–25% for investor loans.

  • Debt-to-income ratio — your total monthly debts vs. gross income; most programs want this under roughly 43–50%.

  • Property standards — the home must meet the non-qm loan program’s appraisal and condition guidelines.

  • Reserves — some programs want a few months of payments in savings after closing, especially for larger loans.

Questions

Non-QM Loans FAQs

What is a Non-QM loan?

Non-QM (non-qualified mortgage) loans use flexible documentation and guidelines outside Fannie Mae and Freddie Mac rules — including bank statement, DSCR, ITIN, asset depletion, and 1099-only income programs.

Who should consider a Non-QM loan?

Self-employed borrowers, real estate investors, high-net-worth buyers with asset-based income, foreign nationals, and anyone with a recent credit event like bankruptcy or foreclosure that conventional lending won’t yet allow.

Can I get a Non-QM loan after bankruptcy or foreclosure?

Yes — many Non-QM programs allow financing as soon as one day out of a bankruptcy, foreclosure, or short sale with sufficient down payment, versus the 2-7 year waits conventional loans require.

Are Non-QM rates much higher than conventional?

Rates are moderately higher to reflect the flexible guidelines, but shopping multiple wholesale Non-QM investors — which we do on every file — keeps pricing competitive. Refinancing into conventional later is always an option.
